Refund policy

Down Payment

Down Payment If you confirmed your housing offer by making the down payment (first half of the semester rent, brokerage fee and deposit) and later was denied VISA (or changed your mind for other reasons) our policy is as follows:

Before August 1 or January 1

If you cancel the contract before August 1 (fall semester) or January 1 (spring semester), we will refund the rent and the deposit. Please note that the brokerage fee is non-refundable, regardless of when the contract is cancelled.

Before the contract has started, but after August 1 or January 1

If you wish to cancel the contract after August 1 (fall semester) or January 1 (spring semester), we will retain the rent for the first half of the semester.

After the start of the contract:

If your contract period has started, you are bound by the contract dates and are required to pay for the entire semester.

If there is demand for your room/apartment, we may, with your written approval, lease it to another student. Once we have received rent from the new tenant, we will refund the corresponding amount to you.

Housing Enquiry

If your studies continue for more than one semester you can choose to renew your lease agreement for another semester. You can also choose to apply for a change into another housing for the next semester. Towards the end of each semester Bostad Västerås will send out an enquiry concerning this to all students residing in student housing. This is your chance to inform us of your plans.

Termination of lease agreement

The student housing we offer is rented for one semester at a time with a fixed start date and end date. This means that the lease agreement is time limited and it is not possible to terminate once you have entered into the agreement. 

The only way to terminate the lease is by Bostad Västerås finding a new tenant that is willing to take over your contract.  

Deposit refund

The deposit is used to cover any cost associated to the housing that has been caused by the tenant. This includes e.g. damage, failure on behalf of the tenant to abide by rules and regulations, absent of – or very late – rent, no cleaning or poor cleaning upon departure.

Upon departure a room inspection will be made by the landlord. If the landlord approves the cleaning and the state of the room the deposit will be refunded. The tenant is responsible for providing Bostad Västerås with his/her bank account information.

Please note!
Bostad Västerås does not cover any bank fees. The refunded amount will be deducted with SEK 100 to cover administration and bank fees. If the bank fees exceed SEK 100 the actual amount will be deducted. We always pay back the money in SEK, but if you wish to get the deposit back in another currecny please note this on the departure form. 

At the end of each semester, we process over 200 deposit refunds. For this reason, it may take up to two months for your deposit to be transferred back to your account after we have received all the required information.
