Sharing/subletting
It is prohibited to sublet the accommodation according to Swedish law.
Student accommodation is intended for single occupancy, unless otherwise stated. Therefore, you are not allowed to share your accommodation with anyone else. This also applies to temporary visitors wanting to stay overnight.
Tenants may be allowed to have guests for one night after receiving approval from the Housing Office. Please refer to your contract for information on guest regulations in your accommodation area.
Recycling
In Sweden we take recycling very seriously. Each tenant is responsible for sorting their waste and disposing it in the right containers.
Please follow the information and signs about the recycling in the building.
Remember to make sure that your rubbish bags are sealed tightly. You are not allowed to keep bags of waste in the corridors, stairwells or on balconies. Many landlords have garbage disposal systems in which case you are to follow their instructions.
Service request
Bostad Västerås handles administration around the contract, keys and rent. But we are not invloved in maintenance or malfunction. If you have any problems in the housing you must contact your landlord to make a service request.
When you make a service request, make sure to mention in the email if the landlord can use a head key to enter the housing if you are not at home. This will speed up the process and you will get help faster.
Keys
Heating
A normal inside temperature during winter in Sweden is generally around 20 degrees. This means that even a temperature between 19-20 degrees is considered to be normal. It is the average temperature that should be around 20 degrees. A variation between a slightly lower and slightly higher temperature is normal and does not mean that the radiators are not working. The radiators turn automatically off once the indoor temperature has reached 20 degrees. If the radiators are cold, this does not mean that they are not working properly, but simply that the indoor temperature is high enough.
All housings have a post box, usually to be find at the main entrance of the building.
When a package does not fit in the postbox, this is usually left at the nearest service point and a message is sent to the tenant with the related information.
Cleaning
- Tenants are responsible for their own cleaning, and this generally applies to shared facilities like kitchens, corridors, etc.
- Remember that pans and frying pans should have flat bottoms and be as big as the rings you use them on. You are only allowed to cook on the stove. Other electric cooking equipment may only be used in the kitchen (You are not allowed to cook food anywhere but in the kitchen and/or on the stove). Remember as well to clean the filter of the fan above the stove, if there is one. Do not get rid of cooking odours by opening your front door so that they spread to the stairwell.
- Clean the fridge and freezer regularly, and remember to defrost the freezer as well. Do not chip ice away from the cooling elements as they are easily damaged.
- Remember to clean the bathroom regularly, and do not forget the floor and the drainage outlet. Only flush lavatory paper down the lavatory, otherwise there is a risk of blockage.
Disturbances
According to the law, apartment block residents cannot perform noisy work or make any kind of disturbing noise between 10pm – 7am during weekdays and between 10pm–10am during weekends and public holidays.
In case of parties, this rule must be followed avoiding loud music and noise after 10pm. If the security is called due to disturbance or loud noise a fee may occur and the responsible tenant is charged. The host is responsible for any damages or disturbance (including cleaning, garbage removal, extra security, possible damages, etc.).
If more reports are made for the same tenant causing disturbance, it can lead to termination of the housing contract.
Laundry room
You normally book the laundry room using the special booking scheme, a digital screen or by writing your name on a list. How long you can book for varies. Do not exceed the time allowed as other tenants may have booked the laundry room after you. Only launder when you can completely fill a washing machine and no dying of clothes is allowed in the laundry room. Do not forget to clean the laundry room when you have finished. Laundry facilities are free of charge.
